Dear Friends,

The end of 2016 and beginning of 2017 was a busy time for us. As you will see in the article about affordable housing production, the last quarter of 2016 saw a high volume of developments reach construction completion and open their doors or complete predevelopment work, close on project financing, and start construction, including important preservation or production projects in Northampton, Brockton, Somerville, and Framingham. It is encouraging to see so many diverse organizations and neighborhoods recognize the value of quality affordable housing in their communities.

Organizational News: New Members Join CEDAC Board of Directors /

CEDAC is pleased to welcome two new members to our Board of Directors. In January, Governor Baker appointed Margaret Wagner to CEDAC’s board. Additionally, MassHousing’s executive director Timothy Sullivan recently joined CEDAC’s board, filling the seat recently vacated by Tom Gleason, MassHousing’s previous executive director.

End of 2016 Saw High Volume of Affordable Housing Production /

The last quarter of calendar year 2016 saw a high volume of affordable housing developments receive funding from CEDAC, the Commonwealth’s Department of Housing and Community Development (DHCD), and other funding entities. In 2016, CEDAC approved $20.3 million in predevelopment and acquisition financing to 42 projects throughout Massachusetts.

Children's Investment Fund Highlights National, Regional Leadership /

The team at Children’s Investment Fund is staying busy this season. Not only was the Fund highlighted as a national leader in the Low Income Investment Fund’s report, “Building Pre-K: Philanthropy & CDFI Collaborations in Financing Early Education Facilities”, but in November, the Fund’s Director Theresa Jordan and CEDAC’s Executive Director Roger Herzog co-authored an opinion piece for Banker & Tradesman entitled “State Bonds for Early Education Prove Successful”

Commonwealth Workforce Coalition to Host 14th Annual Sharing Skills~Building Connections Conference /

For 14 years, the Commonwealth Workforce Coalition (CWC) has worked to strengthen and build the capacity of the Commonwealth’s workforce development sector through the annual Sharing Skills~Building Connections conference. The conference brings together employment counselors, job training professionals, and others who work with the under- and unemployed to help sharpen their skills and deepen their expertise.

Staff Spotlight: Welcome Madeline Nash /

CEDAC is pleased to welcome Madeline Nash, who will be joining us as a Senior Project Manager in March. Madeline brings significant affordable housing development experience to her new role. Prior to joining CEDAC, she worked as a Senior Program Officer at LISC Boston for more than two years, where she helped to launch that organization’s transit-oriented development (TOD) lending program, in which CEDAC has also participated.
